Coconino County - 38 acres - Tract 896 - A nice get-away parcel north of Ash Fork, AZ. Zoned for site built or manufactured homes. RV's allowed. 10 acre minimum zoning (could be split by new owner). Juniper trees are in abundance on this mostly level acreage. Cable road passes through the north side. Ash Fork is the flagstone capital of Arizona - and there are nice size pieces of flagstone laying all around this parcel (perfect to use for pathways, walls, patios, roofing, etc). Nice views from the eastern side of the property, which is just slightly more elevated than the west. Land is about 5,500 ft elevation. Some meadow clearings with good soil. Enough firewood on the property to last for years. The Kaibab National Forest is only a couple miles away (near Sevens Ranch Rd. FS 142) which allows for great hunting of Elk, Mule Deer, Javelina, Antelope and more. See Hunt Unit 10 at the AZGFD. Not in an HOA - but has a road owner's association to maintain the access roads. Off-Grid. Parcel measures about 1/4 mile on each side. The boundary of the parcel is easy to see as railroad tracks lie just south of southern border. Land is priced well below comps at $19,900 - $3,980 down - $242/month (96 payments) or $17,900 cash. Give our agent Rex Clark a call at (928)308-0700 before this one slips away. For more info - photos - maps - go to our site at: AZCabin.com - Arizona Land For Sale - Acreage - Northern AZ - Driving Directions: Take I-40 to Ash Fork AZ - exit 146. From Old Rte 66 on the east side of town, turn right and head north on Double A Ranch Rd. After a few miles north the road will turn into Sevens Ranch Rd. Head north and it eventually turns to a gravel road (it is also called FS RD 142 so follow those signs). Follow the road north about 5 miles or so and go under rail road tracks. Head north from the tracks and turn left in a couple miles at Wolf Rd (marked with a flagstone sign). Drive on Wolf for about 3 miles. You will see a white PVC corner marker and a flagstone directional. Turn here and drive straight south for a 1/4 mile on this easement road. You will end up at the NE corner of parcel 896 (SEE MAPS FOR BEST DIRECTIONS). You can also get to the property from the RTE 66 entrance of the Westwood Ranch. Call Rex for information.
